Building Operation and Management
- Leads the efforts in the establishment of property management plan, preventative maintenance policies and procedures, and property operations manual
- Responsible for the administering of tenant occupancy including providing new tenants with an introduction letter regarding emergency contacts, insurance requirements, rent collection procedures, and maintenance request protocols.
- Plans, budgets and schedules facility modifications, including estimates on equipment, labor materials and other related costs
- Oversees the day to day operations of properties including all phases of maintenance of the common areas to include buildings, grounds and field
- Supervises overall work of outside contractors to ensure facilities are properly maintained, and work is performed in accordance with company standards and maintenance agreements
- Coordinates building and grounds maintenance needs with school and other program directors; generates work orders directed to vendors or maintenance staff.
- Maintains monthly calendar of events for the building; coordinates the scheduling of events and ensures appropriate preparations and arrangements.
- Maintains proper information database and file management to houses all marked-up site plans, property lists, and tenant and vendor contacts
- Responsible for the oversight of security issues; surveillance cameras, access controls, etc
Staff Management
- Supervises and supports custodial and maintenance staff
- Evaluates performance of employees under his/her supervision to ensure they are on track to fulfilling the mission of the organization
- Provide Ongoing training on General services, Chemical usage, Blood pathogen, communications skills, Grooming standards, quality control and more
- One Kare also provides staff evaluation reports and performance reports
- Supervisors training on strategic planning, quality control and Staff management

Financial Management
- Assists in the preparation of the annual budget, reporting and financial performance of the property
